In response to the industry’s needs, Treliant Mortgage Services LLC (TMS) was established in 2021 to provide frontline mortgage underwriters, processors, and closers to banks and independent mortgage companies in a staff augmentation capacity. Additionally, given the current administration’s focus on fair servicing and the increase scrutiny around exit strategies from pandemic-related forbearance plans, mortgage service providers are expected to have an avalanche of loss mitigation requests that will need to benefit from a temporary labor of skilled resources.

TMS professionals have deep mortgage industry experience from origination to default servicing. Our clients are staffed with the needed resources to close the origination pipeline or assist with loss mitigation activities. Our U.S. based, experienced mortgage staffing solutions allow clients to efficiently cover an origination surge or staffing gap within the client’s loan origination system, supplement pre and post close QC functions and provide assistance with servicing portfolio retention or loss mitigation efforts. Our Safe Act licensing footprint is constantly expanding to provide client pipeline coverage.

TMS recruits experienced and highly-analytical residential mortgage loan processors to serve as a liaison between potential borrowers and our banking partners to ensure that all relevant and required documentation has been requested and received from the borrower and submitted timely to appropriate personnel.

TMS recruits expert residential mortgage underwriters with 2+ years of recent frontline conventional and non-QM experience. These underwriters are matched to a client’s specific experience requirements and have the expertise to achieve the Client’s signing authority. Treliant underwriters evaluate risk and make sound credit decisions based on investor and institution guidelines. TMS underwriters are experienced in a number of loan origination systems and possess excellent oral and written communication skills.

TMS recruits mortgage closers who have demonstrated a high-level of proficiency needed to coordinate all phases of loan closing. Our experienced mortgage loan closers are experts in:
preparing and auditing loan closing packages for a correct and compliant loan settlement and ensuring that there is complete loan documentation; and
communicating with relevant parties, to include scheduling the loan closing, loan funding, and answering any borrower questions.

Post Close Loan Review Specialists
TMS recruits residential mortgage post close loan review specialists as part of our staff augmentation focus. Our post closers are self-motivated to meet deadlines and SLAS and are experienced in:
reviewing the complete loan file for pre-purchase reviews of conventional, non-QM, FHA, and VA products to ensure that the loan files contain complete documentation and meets the corresponding underwriting (DU, LQA Fraud) and regulatory (TRID, RESPA) requirements;
the verification between documentation, and the system data; and
the identification of problems and solutions using an attention to detail and good judgement. TMS post closers provide support to our banking partners and ensure loan documents follow all policies and procedures.

Loss Mitigation Specialists
TMS recruits residential loss mitigation specialists who are able to provide support to borrowers who are at risk of default and/or foreclosure. TMS loss mitigation specialists are equipped to:
evaluate a borrower’s loss mitigation and financial situation to validate the best options for the borrower;
present options, answer questions, collect and analyze the documentation provided by the borrower to formulate the borrower’s options; and adhere to all aspects of RESPA guidelines and fair and equitable servicing policies.
